JUNE MARKET REPORT--Gains in resale supply mostly impact apartment and row style home prices ?
According to the CREB report, inventory levels in Calgary rose in June, reaching 6,941 units, similar to levels seen in 2021 before the surge in population growth. While sales have remained steady compared to long-term trends, the increase in new listings has contributed to this rise in inventory. All property types have seen inventory gains, with row and apartment-style homes seeing more significant increases, up over 30% compared to long-term trends. "Supply has improved across rental, resale and new home markets, allowing for more choice for those considering their housing options," said Ann-Marie Lurie, Chief Economist at CREB®. However, persistent uncertainty and no further declines in lending rates are keeping many potential buyers on the sidelines, which is weighing on home prices, particularly for apartments and row-style homes. Detached homes have remained relatively stable.

May 2025 Market Statistics
According to CREB®, Calgary’s housing market saw a 17% drop in home sales this May compared to last year, mainly due to fewer apartment condo sales. Despite the decline, sales were still above long-term averages. Inventory is gradually increasing, helping to shift the market from a strong seller’s market toward more balanced conditions. While prices for detached and semi-detached homes remain steady and higher than last year, apartment and row homes have seen small price dips due to more competition from new builds and rentals.
